The launch pool and the price of early entry: how it works

The investors page carries a small tally of squares: some filled, some empty. It is easy to skim past, but it answers the most practical question of all: where in the sales story this development currently stands.
Two batches, two sets of terms
The opening batch of five went on the terms of that moment, and that chapter is closed: past terms are a matter of record, not something to negotiate back into existence. The live chapter is the next allocation of five, sold on the terms that apply to each layout today.
What a counter can and cannot tell you
A counter tells you position, not pressure. It shows how many places of the visible allocation are spoken for. It says nothing about who else is looking, how fast the rest will go, or whether the terms will move again afterwards. Read it as a stock list, not as a clock.
Why the allocation is small on purpose
Releasing a handful of apartments at a time lets the developer adjust as the building rises, instead of fixing everything on day one. For the buyer that means two things at once: the terms on the table are concrete, and they belong to this allocation only. The next one may look different.
The building behind the tally
The tally only matters alongside the object it counts. Block A holds 54 apartments of seven layouts: studios and one-bedrooms on the typical floor, 77 m² ground-floor apartments with terraces and a garden, two penthouses on top. When you ask what is left in the allocation, name the layout, because a bare count of "places" tells you nothing about which of these they are. How an apartment here earns through the year is worked through in Seasonal letting at Balaton: counting by season, not by year.
How to use the tally when you enquire
- Ask which layouts still have places in the current allocation, since the count alone does not say.
- Ask what exactly is included at the quoted terms: finish, parking, storage, service charges.
- Ask what confirms the terms you are offered, and where that confirmation lives, because a conversation is not a document.
- Check the entry scale beside the tally: earlier arrival leaves more time before handover, and the estimated uplift reflects that. Estimated, not assured.
Early entry is not a race against other buyers. It is a choice about how much building risk you take on in exchange for easier starting terms, made on paper, for one specific apartment. What else to verify in the paperwork is set out in What to check before investing in a new development.
We will work the numbers through with you
We will send the project presentation, details of the apartments still available and the purchase terms. No promises about returns, only what the documents set out.
