Studio or apartment at Balaton: how to choose a format for living or letting

The first block of the Veszprem eco-park offers four formats: a studio, a one-bedroom apartment, a lower-floor apartment with terraces and a penthouse. Choosing between them is not a matter of which is "better value" but of why you are buying. This article sets out how the formats differ in what they contain and what is worth deciding in advance.
Three questions before you choose
- What the purchase is for. For you and your family, for letting, or both. Living in an apartment calls for a bedroom and storage; letting it puts the entry budget and the ease of management first.
- What the entry budget is. The sums for different types differ several times over, not by a few percent. How they are built is explained in "How apartment prices are built at Balaton".
- Who will look after the apartment. The more complex the apartment, the more cleaning, maintenance and check-ins it needs. If you live in another country, settle this before you buy.
Studio, 33 m²
A kitchen-living room, a bathroom and storage. There are two layouts with the same area and a different arrangement. This is the lowest entry point into the project. It suits those who buy for seasonal visits or are considering letting, and those who want to enter with a smaller sum.
One-bedroom apartment, 59 m²
A separate bedroom, a kitchen-living room, a walk-in wardrobe, a bathroom and a balcony of 5 m². Again two layouts with the same area. This is a format for living as a family and for letting when a separate bedroom matters. The rate per square metre differs from the studio's, and the total is higher because of the area.
Apartment, 77 m², lower floor
There are only four of these, all on the lower floor. Each has two terraces and a garden, which are counted at half the price per square metre and noticeably raise the total. This is the format for those who value open space and privacy, not only the area of the apartment itself. Because there are so few, availability has to be checked separately.
Penthouse, 144 m²
A living area with floor-to-ceiling glazing opening onto a terrace of 130.80 m². The project has two penthouses. It is the most expensive of the four formats. We have no confirmed data on how an apartment of this kind lets, so it is worth choosing first of all for yourself rather than for a letting calculation.
What we do not know
There are no confirmed statistics for this complex on which format lets better or with what occupancy: it is under construction and has no letting history yet. So do not trust phrases such as "studios always let better". Ask the management company for a month-by-month breakdown for the specific type, and count by season, as described in "Seasonal letting at Balaton: counting by season, not by year".
How to decide
- Write the purpose in one phrase: "for me", "for letting", "for both".
- Remove the formats that do not fit the budget once terraces and balconies are counted.
- For those that remain, look at the layouts and visualisations in the apartments section.
- Put your questions on availability, what the price includes and the contract to the developer.
Every format remains a purchase with the risk of unfinished construction, and appreciation in the project's scenarios is not a guarantee. What to check in a project before deciding is gathered in "What to check before investing in a new development".
